We believe good mortgage advice is needed now more than ever and we don’t think our clients should have to pay a premium for that. Based in North Norfolk, we look after clients all over the UK because access to a good broker shouldn’t be based on location either!
Our Fees For Mortgages:
As a new client looking for a first charge residential mortgage, we will charge a one off fee of £299 on receipt of your mortgage offer. Returning customers will not pay a fee.
For buy to let mortgages including portfolio landlords we will charge £695 on receipt of your mortgage offer.
For second charge mortgages, bridging loans and specialist buy to lets including HMO’s, MUFB’s and any loans with a commercial element we typically charge 1% of the mortgage value.
Rate switches will be looked after without a brokerage fee.
Blue Light Discount -Should you work for an employer that allows you to enrol in the blue light discount scheme, we will waive our broker fees for residential first charge mortgages only. If we are unable to verify your enrolment in the scheme with your payslips (e.g., NHS/Police) we will require proof of your membership to apply the waiver. We reserve the right to remove this discount at any time and it is provided at the discretion of the company director, whose details can be found at the bottom of this page.
Emily’s Mortgage Services Limited will receive a procuration fee from the lender, this will be detailed in your illustration.
Our Fees For Protection Only Cases:
Whether you are a new or existing client, we arrange protection for our clients without a brokerage fee. We are paid commission by the insurers which will be visible in your illustrations.

Services We Can’t Provide- but our friends do!
We work with a number of partners to support you with all aspects of purchasing property, from conveyancing and surveys to helping you check your credit report. We may receive a referral fee for introducing you to these services, we will advise you of this at the time.
