What a mortgage through us costs

We’d rather you knew this before you picked up the phone than found out three weeks in.

Everything below is what we charge, when you’d pay it, and what we’re paid by other people. There’s nothing to pay upfront, and nothing at all unless your mortgage offer comes through.

Mortgage fees

Residential mortgages – £299

A one-off fee of £299 for a first charge residential mortgage, payable when your formal mortgage offer is issued. If you’ve used us before, you won’t pay a fee at all.

Buy-to-let mortgages – £695

£695 for buy-to-let mortgages, including portfolio landlords, payable on receipt of your mortgage offer.

Second charge, bridging and specialist buy-to-let — typically 1%

For second charge mortgages, bridging loans, and specialist buy-to-lets – HMOs, MUFBs, and anything with a commercial element – we typically charge 1% of the mortgage value subject to a minimum of £695. These cases vary a lot, so we’ll confirm the figure in writing before you commit to anything.

Rate switches – no fee

If you’re staying with your existing lender and just need a new rate, we’ll sort it without a brokerage fee.

NHS and emergency services – no fee

If you work for the NHS, the Ambulance Service, the Police, the Fire Service, the Coastguard or the Military, we waive our broker fee on residential first charge mortgages. We’ll just need to see your payslips. This is offered at the discretion of the company director and we reserve the right to withdraw it at any time.

Protection and insurance – no fee

Whether you’re a new client or an existing one, we arrange life cover, critical illness cover and income protection without a brokerage fee. We’re paid commission by the insurer, and that figure is shown in your illustration so you can see exactly what it is.

When you pay

Not upfront, and not when you apply. Our fee becomes payable when your formal mortgage offer is issued – the point at which the lender has committed to lending you the money.

The fee is non-refundable once it’s due.

What else we’re paid

As well as our fee, Emily’s Mortgage Services Limited receives a procuration fee from the lender when your mortgage completes. This is standard across the industry, and the amount will be set out in your illustration alongside everything else.

We think you should be able to see the whole picture, not just the part you’re writing a cheque for.

Things we can’t do – but our friends can

We work with a number of partners who cover the parts of buying a property we don’t: conveyancing, surveys, and checking your credit report. If we introduce you to one of them, we may receive a referral fee. We’ll tell you at the time, every time.

You’re never under any obligation to use anyone we suggest.

Why we charge what we charge

Good mortgage advice matters more now than it has in years, and we don’t think people should have to pay a premium for it. Our fees are flat, published, and the same for everyone in the same situation.
